First Time Builders Guide to Start Building in Spring

HERE'S YOU HOW TO GUIDE FOR BUILDING YOUR FIRST TIME THIS SPRING.

Buying your first home is one of life's biggest milestones, exciting, a little nerve-wracking, and full of decisions you've never had to make before. If you're a first home buyer in the Hunter Valley, Central Coast, Mid North Coast or Port Macquarie region and you've been wondering whether now is the right time to start, spring is shaping up to be exactly that.

Here's your guide to starting your build this spring, from your very first appointment right through to the day you get your keys.

Why Spring Is a Smart Season to Start

Spring sits in a sweet spot on the building calendar. The weather is mild enough to keep site works and construction moving steadily, and starting now means your home has time to progress through the warmer months before the December-January slowdown many builders experience over the holiday period.

For first home buyers specifically, there's an added incentive: building costs have been trending upward, so locking in your design and pricing sooner rather than later helps protect your budget from further increases. The earlier you start the conversation, the more certainty you have.

Step One: Your First Appointment

Every Hunter Homes journey starts with a simple conversation. Your New Home Advisor will sit down with you, ask about your lifestyle, your must-haves and your budget, and help you find a home design that actually fits how you live, not just what looks good in a display home.

This is also when you'll walk through one of our display homes and start to understand Premium Inclusions and available upgrades firsthand. Seeing the finishes, layouts and quality in person makes a real difference when you're picturing your future home for the first time.

Choosing a Design That Suits a First Home

If you're building your first home, you're probably weighing up space against budget, and that's completely normal. Hunter Homes has a wide range of designs built for exactly this stage of life, from more compact, efficient floorplans through to larger family homes you can grow into.

Homes like The Highland 157, The Parkes 157, The Maidford 165 and The Vintage 165 are popular starting points for first home buyers, offering smart, functional layouts without unnecessary square metreage. If you're after a little more room to move, designs such as The Hartley 190 or The Tahlee 190 strike a nice balance between space and affordability.

Whatever design you land on, your New Home Advisor will walk you through floorplan and façade options, structural changes, and how your home will sit on your block.

Understanding Your New Home Estimate

Once you've chosen a design, you'll receive a clear New Home Estimate outlining Premium Inclusions, any current promotional offers (spring is a great time to ask what's available) and all relevant allowances for your land. This is designed to give you complete clarity on what's included and how it fits your budget, no guesswork, no surprises.

Ask questions here. This is the stage where confidence is built, and confidence is what lets you move forward knowing exactly what you're getting.

From Contract to Colour Selections

After accepting your estimate, you'll move into pre-construction. Your Client Liaison team takes care of plan preparation, tender documentation and council approvals, while you get to enjoy one of the most exciting parts of the process, your Colour Studio appointment.

This is where your home starts to feel like yours. With guidance from an experienced Colour Consultant and access to an extensive range of colours, textures and materials, you'll select the internal and external finishes that reflect your personal style, from benchtops and cabinetry to tapware and tiling.

Watching Your Home Take Shape

Once construction begins, your Site Liaison becomes your main point of contact, keeping you informed at every stage. You'll also attend guided site inspections with your Site Supervisor, from slab and frame through to internal fit-out and practical completion, so you get to watch your first home come to life in person, not just in your imagination.
